Urban Design Associates has developed Master
Plans, three-dimensional Urban Designs, Pattern Books and Architectural Services
for new neighborhoods, villages, and towns throughout the United States and abroad.
Our efforts focus on creating places with unique images that continue the best
traditions of their respective regions, provide a more convenient lifestyle, and
which have proven to be the most successful communities in their regions.
THE UDA PROCESS
The development team engages collaboratively
with local community members to design the new community, beginning with a thorough
understanding of the client’s goals and marketing approach, local and regional
architecture, and community patterns. Using a technique we call X-rays, UDA analyzes
each aspect of the project. Three-dimensional models of the site enable us to present
and test various design alternatives with stakeholder groups.
LOCAL CHARACTER
Compelling images created by UDA establish the
character of the development, linking the proposed building program components to
well-defined historic local patterns. The images create a rich, diverse sense of
place designed to appeal to the various market sectors identified for the development.
UDA designs a framework of streets
and public open space, creating a collection of unique addresses where the design of
the public space is coordinated with the architectural character. Each building,
streetscape, and landscape is based on local traditions, rather than on type, size,
cost or means of financing. Once the character is set, industry standard prototype
building types can be modified to respond to the local character and create diverse,
authentic environments that are timeless in character.
CONSENSUS AND ENTITLEMENTS
Since entitlements and approvals are a key part of
implementing these developments, building consensus for the plan as it is created is
essential. Several concepts are tested, using three-dimensional models in open, public
forums that build support for the project, even in regions where there is frequently
opposition to new development.
IMPLEMENTATION
Developers often commission UDA to prepare a Pattern
Book to ensure architectural character that supports the desired image of the development.
We work collaboratively with builders, realtors, and marketing specialists to create
architectural designs that are practical, support the marketing effort, and are true
to the character of the place.
